				<description><![CDATA[ I have heard there is a rental building that is going up adjacent to 101 Warren Street, though apparently most apartments have been set aside for lower income renters.

I am relatively new to New York and was wondering about observations regarding buildings built with this in mind.   I would not be eligible for the benefits and would have to pay full price.   I suppose with so many people paying less than that, I am concerned that the services may not be as good.  I would not be so concerned if only 10-20% of the apartments were set aside, but in this case it sounds like over half will be.]]></description>

				<title>Abington Properties</title>
				<description><![CDATA[ Has anyone had any luck getting a hold of the people showing apts in Abington's bldgs?  They don't seem to have leasing offices, just a Supt who is supposed to show anything available, but they never seem to respond to vm's left on the number listed.

I even tried calling the main Abington # and they told me just to keep trying.  Looking specifically for help on the 285 Mott (Soho Abbey) bldg, anyone have any insight?

				<title>Guarantor question</title>
				<description><![CDATA[ Hi,

I will be starting a new job and won't make 40x the rent in guaranteed income, although my bonus will almost certainly put me over that threshold.

Here's my question: if I don't have a guarantor, are there ways to make alternative arrangements? For example, what if I gave 3 months' rent as a security deposit, or a bunch of cash up-front? Is this do-able with most management companies?

				<title>how to find a 2 bedroom for under $3,000 (Midtown/Upper West)</title>
				<description><![CDATA[ My roommate and I are working in midtown (west) next year and are looking for an apartment for a July 1 move in. 

What is the best way to find a 2 bedroom (or flexible 2 bedroom) in midtown or upper west side for our budget range (under 3k). We would like to avoid brokers but so far have only found craigslist as a good source for finding owners. Are there any other ways to get around a broker fee?

				<title>2008 rents in NYC - inching lower?</title>
				<description><![CDATA[ Hi -
I moved out of manhattan in summer 2007 because of affordability. I was looking for a 1BR, and was sensitive about the construction and buidling facilities - could not find anything under 3500 (dont forget the 15% brokerage).

Are rents inching lower this year? With 100k people lost jobs on wall street, bonuses are a lot lower for those who are still there, and new construction everywhere - this is something one would expect. I am seeing some signs of rents coming down, but I guess summer renting season will the real test. Any thoughts on whether rents are actually coming down?

(To put things in perspective, rents have had an incredible run from 2200 in 2003 to 3500 in 2007.)]]></description>

				<title>Jakobson Properties - Hellish Experience</title>
				<description><![CDATA[ Dear All,

The purpose of this post is to warn would-be renters of what they could face if they rent at Jakobson Properties. I personally did not do my research before moving in, and I'm paying for it now.

I moved into an apartment building owned by them in the East Village in November '07. Within a few days I discovered that the boiler room directly beneath the apartment creates a roar and vibration that makes the apartment unfit for living. Not only that, there is a hot water pipe in the bathroom that is misaligned causing clanging "detonations" when hot water meets steam. In addition there was some unknown connection with the boiler's burner to a pipe under the sink, causing a "locomotive" noise. This word - by the way - was invented by a maintenance person who finally deigned to visit.

I have suffered in hell for two months trying to get them to do something about this problem which wakes me up 3-4 times at night. But little has happened. They have merely given me one excuse after another, to no avail. I stay at work long extra hours merely because the boiler noises are maddening.

As a last resort I informed them that I will be withholding rent, which resulted in someone from their office calling with dire threats.

I have called in an acoustic expert to prove my case and he has prepared me a report showing that the noise and vibration violate all NYC Housing Codes. This cost $1450.

I sent them messages about me wanting to end the lease and move out, but there has been no response. 

I am now going to move out on my own.

Take my advice and STAY AWAY from their buildings. These people are the scum of the earth. 

It is possible you might have no problem with them, but chances of getting unluckly with them are worse than at other places. And, if you get unlucky - <u>they will really make you suffer</u>.

DO <u>NOT</u> TAKE A CHANCE WITH YOUR PEACE OF MIND AND QUALITY OF LIFE.]]></description>

				<title>Need a place to live or new roommate in Midtown West.</title>
				<description><![CDATA[ I live in a nice building at a convenient location in Midtown West.  It's at a reasonable price and works well for me.

Unfortunately, it's not working for my roommate, and she wants to move downtown.

I'm struggling trying to find a place (on short-notice) where I could move in on my own (and not pay ridiculous prices).  My work is in Midtown West near Times Sq. (higher numbers though).

Can anybody suggest places near by where I might be able to get a studio?  I need a place for July.

Alternatively, I could sublet the other room in this apartment, but I don't know if that's going to work.  I'd be renting out the place for July, but I have to decide to renew my lease by April 30.  Rough!

The best option I've seen so far is closer to Midtown on W31st... the scenic views are breathtaking and the building is great. However, I've heard that the area is very business oriented, that everything is dead after 6 pm, that it's packed with tourists and it's seedy...

				<title>Beware of Herald Towers</title>
				<description><![CDATA[ Just something to keep in mind for anyone thinking about moving to Herald Towers. I'm a tenant of this so called "luxury" building. I have had nothing but trouble. THIS BUILDING IS INFESTED WITH COCKROACHES! Every month they slip a notice under the door saying there will be exterminators who come in, but clearly these efforts are less than futile. I have had three live roaches in the past month. Right.... extermination......

Of all the apartments I've lived in, this is the absolute worst. You think live roaches are bad? Try a mouse in the kitchen. I don’t cook, I don’t eat at home, yet there was one in my apartment. I told the management and the first lady refused to help and pushed the responsibility over to someone else. The office assistant that you typically deal with is pretty nice (who is just about the only person in there who you can call that), but overall management is below average.

This building is cheap for a reason. The management is hardly helpful and borderlines embarrassment (the "manager" fell asleep at the table during my lease signing), they don’t do things right away when you ask, and putting aside the sad-excuse for a front desk, who yells at you when you lock yourself out - their job is to deal with that (of course there are a handful of concierges who are nice). My parents are scared out of their mind for the living condition this building has presented. 

It may look nice from the outside, but the interior is something to think about. Yes, I’ve give it the convenience card, but besides that, there isn’t much more I can say.

I am trying to find an apartment in Queens - looking for 2 bed/2 bath.  Came across The Opal in Kew Gardens Hills which seems quite nice.  

I was quite shocked to find that their Minimum Salary Requirement (MSR) is an annual salary of 60 times the monthly rent!  Is this quite common? I am moving from Texas so this has really new (and shocking) to me.

				<title>Minimum Salary Requirement: 60 Times Monthly Rent!!</title>
				<description><![CDATA[ Hello,

I am trying to find an apartment in Queens - looking for 2 bed/2 bath. Came across The Opal in Kew Gardens Hills which seems quite nice.

I was quite shocked to find that their Minimum Salary Requirement (MSR) is an annual salary of 60 times the monthly rent! Is this quite common - to have such a high MSR?  I had heard of MSR's being in the 40 times range.

I am moving from Texas so this has really new (and shocking) to me.

				<title>Non-Existent Interest on Security Deposit</title>
				<description><![CDATA[ I know that by law your landlord is supposed to put your security deposit into an interest-bearing account and actually return it (when you move out) with additional interest.

Here's what my landlord is doing: the money earns interest (although very low), but they charge "administrative fees" that basically cancel it. 

E.G. (hypothetical but realistic numbers)

Beginnnig Balance $2,500
Interest @ 1%      $25
Admin Fee           ($21)
------------------------------
Ending Balance     $2,504

I don't want to make a big deal out of losing around 20 bucks, but still, I was wondering if this was legal. What kind of "administration" does keeping my money entail that they need to charge for?

Is this simply a way to keep the interest to themselves?

				<title>money wire fraudsters?</title>
				<description><![CDATA[ I came across this really good deal (too good to be true) on tosublet.com, in fact, there loads of good deals such as 2 bed condos (furnished) for 3000 p/m. The one that caught my eye was uws 90th street, I bed apt (really nice) 1500p/m utilities included. I need a place and this one topped every other one. I'll be living in NYC later this yr, I have never rented there before (or the US for that matter)
Apparently these guys are part of a consortium.

There is very little googlage on them and the texas mainline is disconnected. In order to secure the apt you need to wire deposit through moneygram
I'd never do that but does the entire operation scream bs?
what's the safest way of me securing a rental beofre I get to NYC without having to hand over money to scammers?

				<description><![CDATA[ The only thing I can say is I wish I knew of this website before.  Ty Byrd is one of those brokers who will say anything for an agreement.  He preys on people new to the city who are unaware of their rights.  He makes you feel as though you are asking of unreasonable things, such as receipt of payment, apartment walkthru checklist, questioning any shady lease stipulations.  He will also sign agreements into illegal conversions.  Understand your rights and beware of this broker firm.   I researched his background and found that multiple times he has been sent to court for his tactic of renigging a lease last moment so you are left without housing and are forced to sign.  Please also be aware that you can file complaints about a broker.  http://www.dos.state.ny.us/lcns/lcnscf.html  Knowledge is the key to protecting yourself against people like him.  Last words of advice, document everything he says in writing.  I bet you he wont agree to it. ]]></description>

				<description><![CDATA[ I have an apartment at Hudson Park  (323 west 96th street)  basically 96th and West End that I need to rent out.

We have a doorman so its really safe.

				<title>Rent Stabilized Apt in Manhattan</title>
				<description><![CDATA[ <b>Okay, so a friend of mine has a rent stabilized apartment in a nice part of Manhattan. She's only paying about $1200/mo for a large 2BR place. 
She is currently in the process of buying a condo, but doesn't want to give up the rent stabilized apartment (simply b/c it's such a great deal) and she has offered to rent it to me (at the same $1200).

It's in a large building and there's no doorman and the maintenance people work for an outside company so there are different ones all the time so she thinks there's little chance of getting caught.

This would be a huge move for me and, of course, I have reservations about it. If we DO get caught, I'm out on the street with nowhere to go. If we DON'T get caught, I can have a nice apartment and pay less rent.
