I am looking immediately for a larger 2 bedroom 2 bath (greater than 1000 sq feet) in a doorman, elevator building....preferably w/a gym.. and in this environment hopefully no fee and a month off (isn't that the standard offer these days) 

My range is approximately under $4200 and only within Manhattan (excluding Battery Park, area around Columbia, Anything above 95th street)

I will be in NYC from the end of August for school and will need a place. I would love to get a studio in one of the following areas: Midtown West or East, Chelsea, Upper West Side below 90th, Upper East side below 90th.

I don't need anything fancy, just a clean and safe place. I would like a full kitchen if possible and a bathroom, no sharing it. If there's laundry room in the building it would be great as well. I don't have a pet so that's not a problem.

I'd like the rent to be as close to the 1K mark as possible. To compensate for this I am willing to sign lease up to 2 years and pay rent upfront up to a year's worth and some more for security as well if needed.

If you have a place and I sound like who you want for a tenant please let me know.

It sounds like they act as a guarantor for some sort of unspecified fee or percentage of the lease.

I have good credit, out of state guarantors with good credit, but don't have 10 or 20K in my bank account. Not really sure I need insurent, but would prefer not to sublet around like i have been...

				<title>question regarding no-fee broker</title>
				<description><![CDATA[ There were probably pages of threads on no-fee broker discussion but I just have to start another to address some of my newbie questions. 

I worked with a no-fee broker for the first time yesterday (yes i was baited through craigslist) and was asked to meet at their office and sign a agreement for a 15% commission charge, although I was gauranteed at the spot that the apartments will contain no such fee as advertised. I was still 'forced' to sign off the paper before I was taken to any apartments. Now my questions:

1. is that common procedure? do I really need to sign thoes before he show me anything?

2. the contract i signed stated that in the event that I do sign a lease directly with the management office or through another broker, I am still obligated to pay the 15% to them if they were the first one to show me the place.
