45 Wall Street was the first large-scale office-to-residential conversion project that took advantage of the Lower Manhattan Plan and new zoning regulations.
Designed by Voorhees, Walker, Smith & Smith and originally built in 1959 as the headquarters of Atlantic Insurance Group, this “wedding cake”-shaped building has an architecturally unusual feature: extremely deep and narrow floor plates. The result of this design is that many of the building's units are only 12 feet wide and as much as 70 feet deep. These units, featuring large thermopane windows, have a loft-like feel. Many have home offices.
